How are you different from Traditional Real Estate Agencies?

There is a big difference. Traditional Listing Agencies represent the Seller,
the Buyer, or both the Buyer and Seller in the same transaction, thus creating
the potential for conflicts of interest.  At the Buyer’s Brokerage, we represent only Buyers.

It is inherently obvious that a real estate agency, like Buyer’s Brokerage, which represents only Buyers clearly has a higher ability to represent those Buyer’s best interests than the Traditional Listing Agencies which are compromised by a Dual and/or Designated Agency.


Why can’t a Traditional Listing Agency guarantee to represent Buyers exclusively?   

The Traditional Real Estate Agency cannot guarantee to represent Buyers exclusively because they list homes for sale. By entering into a listing agreement to represent the Seller’s interests, they become legally and ethically obligated to negotiate the highest price and best terms for the Seller.

Obviously, they cannot obtain the highest price for the Seller and get the lowest price for you, the Buyer.  It is impossible to have absolute loyalty to the interests of both parties to the transaction.

Only an Exclusive Buyer Agency, like  Buyer’s Brokerage,  that only represents Buyers can guarantee 100%  Loyalty  to  Home  Buyers  -  100%  of  the  Time.

This legal distinction is very important for you (the Buyer) to understand because the majority of today’s real estate transactions are conducted by the Traditional Listing Agencies.


How much does it cost?

Our compensation comes from the proceeds of the transaction. Therefore, you will have the highest level of service and protection possible at no extra cost to you.  In fact, your cost may be considerably lower.

  • Disclose and explain the method of compensation for our services.
  • Help you determine your financial affordability.
  • Present and explain the representation agreement.
  • Help you obtain financing, if needed, through a reputable lending institution.
  • Identify your housing needs, priorities, and preferences.
  • Locate and show properties meeting your criteria concerning location, price, size and the features desired.

  • Keep you fully informed of all known facts or information that could affect your buying decisions.
  • Advise you not to buy a particular property if it would be risky for you.

  • Prepare a comparative market analysis of a property you intend to buy.
  • Help you decide what price and terms to offer.
  • Help you to prepare an offer to purchase, making sure that it reflects your concerns and objectives.
  • Promptly present your offer to the Seller or the Seller’s Agent.
  • Negotiate contract terms for you.
  • Assist in choosing the closing authority.  
  • Advise you to obtain professional counsel from an expert regarding the matters which are beyond our expertise.
  • Explain the option of an appraisal contingency.
  • Explain the option of a home warranty protection plan.
  • Provide you with a list of the real estate service providers needed to complete your transaction. Selection of the real estate service providers will be always your choice.

  • Attend property inspections.
  • Assist with escrow requirements making sure that all the necessary documents are ready and available for the settlement (closing) date.
  • Attend a final walk-through inspection of the property before closing to ensure that the property is being delivered in the condition as specified in the contract.
  • Monitor the escrow and closing process. 
  • Review the closing documents with you before the closing.  
  • Attend the closing.
  • Keep your information confidential and safe from unauthorized access.  
  • Retain copies of all executed closing documents.
  • Provide assistance for a comfortable transition to your new community.
